The Gas Safety (Installation and Use) Regulations 1998 requires landlords to obtain a Gas Safety Certificate for each property in their portfolio at least once a year. We also recommend you obtain a new certificate between a tenant moving out and a new tenant moving in to the property concerned.

A Gas Safety Certificate relates to all gas alliances, pipe work and flues contained in a single property. We offer this service to landlords and property management companies in the North West region. If you are a landlord who has appointed a property agent, ensure you understand where the responsibility for obtaining a Gas Safety Certificate lies. Since the Health and Safety Executive (HSE) is known to prosecute landlords for failing to obtain a Gas Safety Certificate it is vital you comply with this important requirement.

You are legally obliged to provide your tenant with a copy of the certificate within 28 days after issue. The Certificate is issued on form CP12.

What Our Gas Safety Certificate Service Includes

During the inspection preceding the issuing of a Gas Safety Certificate, our local engineer will check your gas appliances’ connecting hoses and pipes for ‘gas tightness’. ‘Working’ and ‘standard’ pressure is thoroughly tested. Our engineer then tests each gas appliances’ gas rate and burner pressures with reference to manufacturers’ data plate. We check appliances’ points of ventilation and a smoke test is carried out to ensure flue flow is correct. A carbon monoxide monitor test is carried out and our engineer tests your appliances’ flue failure device.

If any of the above checks are not satisfactory, our engineer will not issue a valid Gas Safety Certificate until all problems are corrected. We provide a full quote before corrective work is carried out. All work is carried out in accordance with the Gas Safety Regs 1998.
